This page explains, in general terms, where Propexio’s market data comes from and how we produce estimates such as yields, ROI and price per square foot. It is a summary, not a specification, and our methods evolve.
Where our data comes from
- Publicly available market information and reports.
- Property listings and advertised prices.
- Historical transaction and rental data, where available.
- Information you provide, such as a specific unit’s details.
- Internal models that combine and enrich the above.
How estimates are produced
Metrics are modelled, not measured. In general terms:
- Price per sqft is derived from prices normalised against area.
- Comparables are selected by community, building, size and recency.
- Gross yield estimates annualised rent against price; net yield adjusts for fees and service charges.
- ROI blends rental income, costs and assumptions about price movement over a holding period.
- Trends are smoothed from historical series and can lag the live market.
Assumptions and limitations
Estimates depend on the data available and the assumptions used. Thin data, unusual units, off-market deals and rapid market moves reduce accuracy. Figures can differ from what a valuer, broker or bank concludes.
